New Builds 

Building new is best way to achieve your dream home it can be fully customized to meet your needs and will be built with all new code and energy efficient requirements/product so you can not only enjoy the beauty of your home but the cost savings on your energy bills. Do you own a property you would like to be developed into a home(s) or townhomes or is the existing home in major disrepair and are looking to start fresh? Whether you are starting with a blank slate or need to demolish the existing, a new build may be the answer to your needs.

New build process:

stage 1; Obtaining an accurate land survey and zoning for the property(s) and/or a draft plan of subdivision (for new production homes)

stage 2; Consult(s), bubble plan, must have list, style preferences, building envelope analysis, after the meeting(s) a concept floor plan for each level and concept elevation for each side will be prepared, reviewed, and revisions made. 

stage 3; structural component sizing, detail and dimension construction plans for floor plans, elevations, site layout plan, sections, notes, and details. 

Stage 4; Procurement of supporting documents such as HVAC design, truss and beam engineering, grading plan and other project specific engineering (as required)

Stage 5; Permitting the plans.

If you are hiring a contractor and/or are a contractor to complete the build in Ontario they must be registered as a builder and have a Tarion number. This number is required on the permit application.

Stage 6; Site visit(s) for plan compliance or any needs that developed during the build.

Renovations

Do you love your home but is it dated and stuck in another era? Are you looking to modify walls and make more open space or combine spaces? Or do you have a space you would like to change into a secondary unit? Most renovations require permits, even if the renovations aren't as complicated as moving structure. With a permit its an added layer of protection to make sure all changes meet code, and installations are up to par. If you plan on having a secondary unit having a permitted set of plans ensures the safety and comfort of both units are considered with fire and sound separation between units and safe egress design. 

Renovation process:

stage 1; Site measure and meeting, concept layout(s) and structural requirement dicussions.

stage 2; Construction plans of the final layout, the number of layouts and elevations will depend on the changes, building section and site layout plan sometime will be required when change are affecting the building enevolpe or structural. Existing plans are required to be included larger modifications.

stage 3:  Procurement of supporting documents as needed such as HVAC design, truss and beam engineering and other project specific engineering.

Stage 4; Permitting the plans,

unlike a new build you don't need contractor information to submit but still make sure they have licence and insurance to be working as a contractor.

Stage 5; Site visit(s) for plan compliance or any needs that developed during the build.

Additions

Enhance the functionality of your home by adding more space to you floor plan. Sometimes there is just nowhere for a private office space, guest room, entertainment space or a all- season sunroom. Sometimes family's grow and that once spacious feeling living room has become crowded. Even planning a secondary unit could need an exterior access stair. If your property can accommodate an extension an addition be you answer.

Addition Process

stage 1; Obtaining an accurate land survey and zoning for the property(s).

stage 2; Site measure and meeting, concept layout(s) and structural requirement dicussion.

stage 3; Construction plans of the final concept plus the existing layouts and elevations, building section and site layout plan, notes, and detail. 

stage 4:  Procurement of supporting documents as needed such as HVAC design, truss and beam engineering and other project specific engineering. Depending on the size of the addition municipality may require a grading plan from a surveyor.

Stage 5; Permitting the plans,

unlike a new build you don't need contractor information to submit but still make sure they have licence and insurance to be working as a contractor.

Stage 6; Site visit(s) for plan compliance or any needs that developed during the build.

Accessory Structures

From standalone garages, decks sheds and more, no project is too small to plan out and have a set of instructions for. Anything over 10'x10' typically requires a permit and all structures must comply with the setback and height zoning requirements. Some small structures may not require permitting but having plans makes a safer build and it is easier to obtain quotes for material and labour. 

Accessory Process

stage 1; exterior site measure and creating a site layout plan. This can be omitted if survey is available.

stage 2; Create concept structure that reflects needs and style of choice. 

stage 3; dimension and detail. of layouts and elevations. Sections, notes, and details on a as needed basis.  

stage 4:  Procurement of supporting documents as needed such as HVAC design, truss and beam engineering and other project specific engineering. Depending on the size of the structure municipality may require a grading plan from a surveyor.

Stage 5; Permitting the plans If required,

unlike a new build you don't need contractor information to submit but still make sure they have licence and insurance to be working as a contractor.

Stage 6; Site visit(s) for plan compliance or any needs that developed during the build.

3D Modeling +
2D Visualizations

Experience your project come to life with the 3D modeling services. Utilizing 3D modeling software technology to provide realistic visualizations of your architectural designs, allowing you to explore the spatial layout, materials, and finishes before the construction phase begins.

Not sure how big the space is or if your furnishings will fit let's put in 3D to have the full experience of the space before its built.

3D Model and visual process

Stage 1; measure the space being modeled or utilize the 2D plans previously prepare if available.  

Stage 2; create a 3d shell of the space.

Stage 3; select finishing for the interior and/or exterior space.

Stage 4; select furnishing if applicable.

Stage 5; If landscape view required add greenery and exterior scenery.
